This newly converted listed building is a beautiful large space, filled with air and light, and gently warmed by under floor heating. It has secure off-street parking, fast WiFi and its own work area. Only a 5 min walk to the historic town centre and 10 mins by train to the World Heritage City of Bath. Just a few steps from the K&A canal, river Avon, medieval tithe barn, atmospheric traditional pubs, quaint cafes and great restaurants. A comfortable base with so much to see and do. You will enjoy exclusive use of this self contained property, situated off the road and in a large courtyard where you will have secure parking and your own private enclosed terrace with table and chairs to enjoy your morning coffee or an apéritif. Step through the large wooden door into a bright, spacious open plan area - kitchen, dining and work area are all here. With a fully fitted kitchen you will be able to prepare delicious meals with ingredients sourced at local independent shops or farmers markets. The Kitchen is complete with electric hob, oven, kettle, toaster, fridge and is well stocked with pots and pans, crockery and cutlery. Sit at the table or relax on the vintage sofa & admire the natural stone walls, exposed wooden beams and the huge double glazed, arched entrance. The sideboard cum bar is stocked with bar essentials for your evening aperitif (BYO gin!) Off this large open plan area is the master bedroom with a king sized double bed (5 foot), crisp linens, bedside tables and reading lamps. Next to the bedroom is a beautiful bathroom with a full sized bath, shower, w/c and hand basin. All linens and soft fluffy towels are included. This large property is full of character with wood & natural stone walls, it offers the perfect romantic retreat or small family getaway; it is a lovely 'home' to come back to after a busy day of walking, cycling or sightseeing. All the amenities of Bradford on Avon are a few minutes level walk, whether you want to buy a paper, some fresh bread, groceries and essentials or browse the independent shops, pick up a new book, check out local artists or just relax with a coffee and watch the barges working through the lock. The property has fast broadband. The property has its own secure parking for one car inside security gates - access into the property is directly from the parking area. Street parking in Bradford on Avon and especially Bath can be difficult so having your own parking space is a real boon. Parking and taxis are available at the railway station if you plan to explore further afield. The station is a 5 min level walk if you are coming by train. Bradford on Avon is an old town of period stone buildings, surprisingly unspoilt by modern development - there are no chain stores in the town centre. The property is right next to the Kennet and Avon canal, where you can walk or cycle to Bath or Devizes, or beyond. The train station is around a 5 minute walk away. Sainsburys is very close and there are lots of little shops in the town. Bradford-on-Avon has many historic buildings to explore, the Saxon Church, 10th or 11th century. The tithe barn, around the 14th century. Explore the canal as far as you fancy - stroll to Avoncliff (around 40 minutes towards Bath) with its pub, and canal viaduct built around 1800, and also a train station to go on to Bath and beyond, or back to town. Bath is around an hour by bike and you can get the train back. Bike and canoe rentals are available nearby (Behind sainsburys, which is a 5 minute walk the other way along the canal) The property is between the Kennet & Avon canal and the River Avon. The canal and Bradford on Avon lock are only a minute walk from the property and the river running through the town centre is a 5 minute walk north. Across the road is the town park and here you will find the tithe barn, craft and coffee shops and a children's play area. We have several pubs and eateries nearby, The Lock Inn canal side cafe is just over the road, serving standard pub fair. The Barge Inn is a few minutes walk, they have a canal side garden, there is a canal trust cafe right on the lock for teas and coffees and we have a great Indian restaurant right outside the gates. Further into town are lots more food and pub options. Weaving shed, The Grapes pub, Pablos Tapas, Thai Barn, Timbrells Yard, Olea and many more, something to suit almost every taste. The property has its own private secure parking for one car. Walking is easy to everything you need - pubs, restaurants, corner shops, supermarket, train station and bus stops are all in easy level walking distance. The closest pub is over the road and the nearest restaurant is next door. If you want to go further the canal towpath - just 50 metres away - makes a great place to start exploring by bike or on foot and lots of pretty villages are in easy reach by car - Lacock and Castle Combe are about 30 minutes drive. The train station is only 6 minutes level walk. By train Bath is 10 minutes, Bristol about 30 mins, Salisbury under 1 hour, London under 2 hours. Buses and taxis are also from the station and ride hailing services are here now. Please note, there is no grass for dogs, but there is a suitable walk, just a minute or so away, which is ideal for the first and last walk of the day.
